Boiler stopped on a freezing morning in Birmingham? A frozen condensate pipe is the most likely cause. How to find it, how to thaw it safely, and how to stop it happening again.
A frozen condensate pipe makes water back up inside, and the boiler shuts down to protect itself.
Follow the pipe outside. The ice is usually at a bend, the lowest point or the open end.
Pour it slowly along the frozen section. Boiling water can crack the pipe.
Once the pipe is clear, reset the boiler following the manual.
Upsizing, lagging or rerouting the pipe inside so it cannot freeze.
If the boiler will not restart after the pipe is clear, there may be another fault, and it needs an engineer.
If the boiler stopped on a freezing morning, and especially if it gurgles or shows a fault code, the condensate pipe is the most likely cause.
Yes, as long as you use warm rather than boiling water and do not climb anywhere unsafe to reach it.
It is the plastic pipe, usually white or grey and about the width of a thumb, that leaves the house near the boiler and runs to a drain.
Yes. A wider pipe, proper insulation or a new route inside the house are the usual fixes.
Long outside runs, narrow pipes and cold, shaded walls freeze first. A short inside run rarely freezes.
Ask to see the Gas Safe ID card when they arrive. The back lists exactly which appliances that engineer is qualified to work on, and the number can be checked on the Gas Safe Register.
Every winter, on the first properly frozen morning, boilers stop across Birmingham at almost the same time. The cause, more often than not, is the condensate pipe: the white or grey plastic pipe that carries the slightly acidic water a modern boiler produces to a drain. Where that pipe runs outside, along a back wall or down to a gully, it can freeze overnight. The water backs up inside the boiler and it shuts down, often with a fault code and sometimes with a gurgling noise.
It happens most on the semis of Kingstanding, Great Barr, Northfield and Kings Norton, where the boiler is often on an inside wall and the condensate pipe takes a long, exposed route to the drain, and on terraces where the pipe runs across a back yard. Thin pipe, a long outside run and a north-facing wall are the worst combination.
Clearing it is usually safe and simple. Find where the pipe leaves the house and follow it to the drain. The frozen part is usually the lowest point, a bend, or the open end. Pour warm water, from a kettle left to cool for a few minutes and never boiling, slowly along that section, or hold a hot water bottle against it. Then reset the boiler once as the manual describes.
If it happens every winter, it can be prevented. The pipe can be upsized to a wider bore, insulated with proper lagging, or rerouted to drain inside the house, and any of those is a short job compared with being without heat on the coldest mornings.
If you smell gas, leave the house, do not touch switches and ring the National Gas Emergency line on 0800 111 999 from outside.
